Our parent company Murcia Villas was set up as a registered Spanish company (SL) in December 2002, from the office in Los Belones, by husband and wife team Hugh and Fiona James. Who quickly discovered that there was a gap in the market for a company offering a good management service to owners who had bought in Murcia.
Murcia Villas La Torre commenced on the 1st February 2008, and offer villas, townhouses and apartments for both long term rentals and holiday lets depending on the owners requirements and rent to both Spanish and English families. Our prime desire is to offer a first class personal service tailored for your individual requirements. Each holiday maker is treated like it is their first holiday with us and we go to great lengths to try to fulfil their needs and offer them the right accommodation.

Murcia Villas La Torre takes pride in the standard and presentation of the accommodation. Holiday makers and long term tenants alike need to feel at home in your property, therefore a “home from home” is the result required.
First impressions are very important and it is imperative that the property is clean and tidy, clutter free and easy on the eye.
Matching bed linen along with co-ordinated fabrics in the lounge all help to make this possible and it is easy and relatively inexpensive to achieve this image. You should also decorate and equip in a style that reflects the character of your property.
It is important that you put yourself in the place of the holidaymaker and equip your property with items you would like if you were paying to rent the property, for example air conditioning is normally a must for holiday rentals, and time saving luxury items such as dishwashers ensure that your property will be more attractive to rent than others in this competitive market place.
Furnishing Service
If this all sounds like hard work we are happy to help and to arrange a complete furniture package for your property. We can organise anything from air conditioning installation to landscape gardening using our fluent Spanish and extensive local knowledge.
Keys
It is essential for us to hold three sets of keys to your home. These will be coded and kept in the locked store cupboard at our office. Unfortunately, keys do get lost from time to time by guests and it may be necessary to us to change the locks on occasion. We will carry this out immediately if there is a risk to your home and let you know that your new sets of keys are ready to collect upon your next visit. The charges for replacing locks are made to the tenant.
Long Term Rentals
Murcia Villas La Torre has a number of long term tenants looking for properties to rent from any time period from 1 month to 1 year. Clients come to us for various reasons, they may just be visiting Spain for the winter or planning to move here permanently. Some clients rent from us whilst they are waiting for completion of their property by the builders; others already live and work in Spain.
We have had a tenancy agreement drawn up by our solicitor in Spanish with a translation in English. A deposit of one months rent is always held against any damages. Costs for water and electricity are in addition to the rent.

Murcia Villas La Torre Services
There are three levels of services available from Murcia Villas La Torre.
A) Property Management
B) Management and Lettings or
C) Booking Service
A) Property Management
Property Management is important to owners not living in close proximity to their home in Spain. We understand that your property is not just an investment; but that this is your home in the sun and respect the fact that it might need maintenance from time to time. We will act as your caretaker and ensure peace of mind in your absence. Our management package can be as flexible as you need it to be.
We will visit your home weekly for a security check and once a month to air the house, check and repair any minor maintenance problems. We will check that all the light bulbs are working, water the plants, air the rooms, test the water to the bathrooms and kitchen and check for leaks. Humidity can be a problem in Spain and therefore it is crucial that the house is aired on a regular basis to prevent any build up of damp. We have a twenty point checklist to give you peace of mind.
Maintenance Team:
Major faults will be reported to you immediately, we will obtain quotes for the repairs from our reputable contractors and organise the repair upon your authorisation.
If the repair is urgent, such as a water leak, we will immediately take steps to prevent any further damage.
Spreadsheet and Account
In addition to visiting the property and carrying out minor maintenance, we will provide you with a statement on your account to show your balance and any expenditure, so that you can be sure where the money has been spent.
Tax Declaration and IBI.
We now offer all our clients who take up the management service, the opportunity to have their annual declaration carried out by our accountant.
Every year property owners must file a declaration and make a payment of “Wealth Tax”. Our accountant will make sure that your declaration is made in good time.
IBI is another annual tax paid to the Town Hall and is the equivalent to “local Rates” in the UK. We will make sure that your IBI bill is collected and paid for you.
Villa Books
Each property will have its own individual information folder to ensure that your guests have a trouble free and enjoyable holiday. The information folder will detail the local area with maps, dates and details of local fiestas, markets and attractions.
B) Management and Lettings
Full management of the property and preparation of annual tax declaration as detailed above.
Murcia Villas La Torre will undertake to market and advertise the property for both long and short term rentals as you require. The property will be placed on our website, and selected commercial websites in order to attract more bookings.
C) Booking Service
Some clients employ us simply to market their property and take bookings for holiday and long term rentals.
There is a registration fee for this service of €125, which includes photographing the property and placing it on our website and making available the weeks you require.
Can I Take My Own Bookings?
Murcia Villas La Torre is a happy to assist in the administration, cleaning and laundry of your own bookings. However we do ask that you inform us of any bookings that you have taken yourselves by informing us by email of by fax of the dates you have booked yourselves as we need to keep our “availability List” completely up to date
